We Are Looking For

We are seeking an experienced Project Director to lead a landmark, mixed-use real estate development in Serbia, comprising residential and commercial assets totaling 200,000 square meters. The project will span multiple phases over 5 years and includes a portfolio of sub-projects across a unified masterplan.

As Project Director, you will hold full responsibility for planning, governance, execution, and delivery, coordinating with local leadership, international investors, government authorities, and technical consultants. This is a senior strategic role that demands robust experience in complex developments, exceptional stakeholder management, and deep knowledge of Serbian construction regulations.

Key Responsibilities Or What Will You Working On

Strategic Leadership & Program Oversight

  • Define and lead the overall program roadmap for a multi-phase development.

  • Ensure alignment of project execution with long-term investment goals and stakeholder expectations.

  • Represent the project in strategic discussions with board-level executives and investors.

Portfolio & Construction Management

  • Oversee the planning and delivery of a portfolio of construction projects under the development.

  • Ensure all projects are delivered on time, within budget, and to specified quality standards.

  • Monitor execution through robust KPIs, reporting frameworks, and on-site inspections.

Investor, Government & Regulatory Engagement

  • Act as the primary interface with international investors and Serbian authorities.

  • Lead the acquisition of all necessary permits, licenses, and legal approvals.

  • Maintain ongoing communication with municipal, regional, and national agencies.

Budgeting, Procurement & Contract Negotiation

  • Oversee budgets across the development lifecycle; ensure financial discipline and ROI alignment.

  • Approve procurement strategies and major contracts with contractors, vendors, and consultants.

  • Ensure material and service compliance with Serbian standards and sustainability goals.

Team Leadership & Cross-Functional Collaboration

  • Build and lead a high-performing project delivery team, including engineers, architects, consultants, and external partners.

  • Ensure collaboration across local and international teams.

  • Establish a culture of accountability, innovation, and continuous improvement.

Compliance, Risk, and Quality Assurance

  • Identify and mitigate strategic and operational risks, including legal, safety, and financial exposure.

  • Ensure rigorous adherence to Serbian construction codes, environmental regulations, and health & safety standards.

  • Implement comprehensive quality control systems across the development.

Qualifications

  • 10+ years of experience in large-scale construction or real estate development, with at least 5 years in a senior leadership role.

  • Proven experience in mixed-use, urban development projects exceeding 100,000 m².

  • Strong understanding of Serbian construction law, permitting processes, and licensing requirements.

  • Fluent in English; proficiency in Serbian.

  • Engineering, architecture, or project management degree required; advanced degree preferred.

  • Holding appropriate personal engineering licenses (in Serbia).
